The Lease Purchase Lifestyle...A typical day.

O.k, I admit I am spoiled. I absolutely love working from home. It’s 5:00a.m and I have just started my run on one of San Diego’s most beautiful mountains. A couple of coyote’s cross my path and quickly jolt off into the morning fog. I happen to be especially excited because I am training for the Rock and Roll marathon in June after a 2 year hiatus due to ankle surgery. A light rain begins to come down and I am loving the feeling of knowing that I am going to enjoy a hot cup of coffee after I finish. You see, as I run, i can see a main street in the distance and a slew of cars and trucks who are off to work at 5a.m. I think about a morning commute and I am so glad that I don’t have to deal that kind of aggravation.

I come home cook up some breakfast, kiss the wife and daughter, and get ready for my day. I spend a little quite time in my office and then get to work! It’s now 8:00 AM, I have 14 messages from tenant buyers sitting on my 24 Hr message voice mail. Most won’t be the kind I am looking for, one or two that have the potential to make a deal happen today. I return my phone calls, qualify them quickly, and tell a few tenant buyers to drive by properties. I begin answering the phone from sellers who want to sell their properties. It’s now 10:00, and Scott calls me, a previous seller whom I have done business with. One of his properties is not selling and he wants to do a lease purchase deal on his house (we sold his last house on a lease purchase and made a very large check!). This house is very expensive, a 2.4 Million dollar property with ocean views. I have no idea if I can find a Tenant Buyer for this property, but take on the project because I have nothing to lose in the deal except advertising. I send over the contracts by fax, and Scott faxes them back. We rarely drive out to properties. If I do the deal we are looking at a 75K profit.

It’s now 12:00, I take an hour break to have a grilled Tuna Sandwich and play with my daughter on the living room floor. She is just learning how to talk, so she makes me spell her name around 20 times. I am so thankful that my wife and I are home with her all day. She feeds me and the dog some cheerios, and I am back to the home office. It’s 1:00 and I have a couple of hours of mentoring with a couple of students. One of my students in San Fransisco has two properties locked up on lease purchase contracts. He wants to know the best way to fill his properties with quality tenant buyers. We come up with an action plan, and my student is off to the races! My adrenaline starts to rush when I smell a check coming for one of my students. I am intense about his success.

It’s 3:00 and I grab a diet cherry coke (my favorite), I check my Paypal account and notice I have received several payments from promissory notes I hold. Most of these are from Lease Purchase Agreements that I have sold to tenant buyers for cash. I usually hate junk e-mail, but I get several e-mails from Paypal everyday letting me know I received a payment today. Ah….the joys of automation.

It is 3:30 and I have a final consultation with a seller who hired me to coach him through a transaction. He tells me he found a tenant buyer with a 5K option payment but is willing to pay 40% above market rent. We talk about the pro’s and Con’s, and my student decides to do the deal. I collect a chunk of cash for the consultation and my student is thrilled. It’s 4:30, I look for some properties on the internet and shut it down for the night.

I take my wife out to “Taste of Italy”, order a dirty martini, and spend the rest of the night relaxing. I love the Lease Purchase Lifestyle.
