Todd here....Nope you don't need a real estate license. I act as a principal and sublease. Even if you are an agent, I suggest acting as a principal. I don't like having an agency relationship with the seller. We put together win-win deals, but I am acting in my own self-interest and so is the seller.

We put performance clauses to guarantee positive Cash Flow.

By the way, I have been challenged by the Department of Real Estate and have won!

i am interested. but isnt there a calif state license requiremnt if you do property mgmt? i dont have a re license. can i still do this? thanks
