Cold Minnesota weather, RED hot Consulting deal!

 

Hi guys, writing you from Oklahoma City, OK. If you haven’t been here, you gotta try the Braum’s Ice Cream…..very Good! I just finished speaking at the Oklahoma City Real Estate investors Club, and we had an excellent training. What a great group of investors! These guys love thier cash flow. Lease Purchasing has so many streams of cash flow, I don’t know where to begin. We make money at the beginning of every deal (option/assignments), every single month (cash flow from rents/notes), and at the end of many deals (price spreads). However, a great way to keep your cash flow up between deals is to consult with sellers who are not as motivated or who live out of your area. When you become a Lease Purchase expert, people will always have a need for your services. When we can’t help a seller by doing a Lease Purchase deal with them, we can show them how to do it themselves by showing them how to find a tenant buyer, how to structure the deal for maximum profits, and give them all the necessary Lease Purchase contracts and paperwork to do the deal. You can charge anywhere from $1,000-$7500 for these consultation deals. We do 1-2 of these consultations a week in our office and our sellers love them. Here is a letter that I got from a seller I consulted with last week in Minnesota. I don’t like the cold weather, but I love it when my clients do RED HOT deals like these.

“Todd,

I just wanted to thank you for your help and advice on selling our home in Winsted Minnesota using your rent to own method. We had our home on the market with a national real estate agency twice for over 6 months each time with no positive results. We had previously thought about renting our property as a last resort but have heard horror stories about the process and renters in general. After our initial consultation with you and hearing about your rent to own process we decided to give it a try. We told a few people around town about our decision and a week later we received a phone call from a friend of one of our neighbors saying they were interested in our home as a rent to own. Within the week we had not only sold our home as a rent to own but for more than our original asking price. Not only did the process go exactly as you predicted but the buyers even thought we were doing them a favor and signed the Lease Purchase Contracts you had provided us without question.

We greatly appreciate your help and advise in getting our home sold.

I was at the Oklahoma City meeting, and I really appreciated the discussion. I wasn't able to go to the workshop on Saturday, but enjoyed your presentation and hope to go to a training in the future.
