Another Mentee Success Story -$8400 in additional Profits!
Here is a great success story from one of my mentees. Not much to say here, except…great job Tony! You put a smile on my face!
“Todd, I am so happy I found you last fall and become one of your Mentees. Feel free to use this email to show anybody who is thinking about getting into real estate investing. I was new to real estate investing and I found the lease purchase techniques to be very intriguing. I learned first hand the power of lease purchasing when you helped me sell my unwanted rental property in El Centro, CA. At the time the market was in the early stages of decline and I was struggling to find anyone to buy my property for my loan amount.
Luckily you had very creative methods that allowed me to sell my property in 3 weeks. Not only did I sell it fast but I had a hand full of tenant buyers to choose from. The tenant buyer was currently going through a divorce, so she wasn’t capable of qualifying conventionally. She was a registered nurse who was capable of paying me an option consideration on the same day for $5,000.00 along with first months rent of $1400.00 (market rent was $1100), which covers my monthly mortgage. This was truly a win-win situation for me and the tenant buyer.
We came up with some really creative exit strategies if my tenant buyer decides not to buy at the end of the one year agreement. I really enjoyed your “price protection guarantee”, which enables us to make even more money, in addition to the tenant buyer getting an even better deal!
I have just scratched the surface of lease purchase option investing and have learned so much. More importantly I have learned the techniques to help people sell their unwanted properties while at the same time making some serious money in a real estate market that has most seasoned investors running for the hills.
